If you're specifying flooring for a multi-unit buildout or a retail tenant improvement, you've probably seen Coretec on the shortlist. Decent rigid core product, wide range of designs. But whether you're a dealer quoting a job or a GC buying direct, the unit price is only the starting point.

Checklist item: For commercial installs over 1,000 sq ft of contiguous space, spec the glue-down method. Factor in $0.30–$0.50/sq ft for adhesive and tools. And account for 24-48 hours of cure time in the schedule.
Step 5: Check the Coretec Warranty Transfer Requirements
Coretec's residential warranty is comprehensive — lifetime structural, 25-year wear, etc. But for commercial installations, the warranty tiers are different. The Coretec Pro Plus and Coretec One collections have commercial warranties (5-10 years depending on the product). The standard Coretec LVP does not.
Here's the rub: most warranty claims require proper documentation of the subfloor moisture test, the acclimation period, and the installation method. I've seen claims denied because the GC didn't keep the moisture test report. That's a $0.50 document that costs $5,000 in replacement material.

Step 7: Evaluate the Underlayment Compatibility
Coretec's attached underlayment is fine for most residential applications. But for commercial installations over concrete slabs, especially in basements or ground-level spaces, you often need a separate vapor barrier. Coretec recommends a 6-mil poly film below the floating floor, but many installers use 8-10 mil for extra protection.
Also: Coretec's attached underlayment doesn't provide significant acoustic rating. If the project has an STC (Sound Transmission Class) requirement of 50 or higher, you'll need a separate acoustic underlayment. Coretec's own acoustic underlayment is about $0.30-0.50/sq ft, and installation adds labor.
Checklist item: Check the project's acoustic requirements. If STC > 45, budget for separate acoustic underlayment. If concrete subfloor moisture > 5 lbs/1,000 sq ft/24 hours, budget for a proper vapor barrier.
Step 8: Assess the Lead Time — Especially for Non-Standard Colors
Coretec's standard colors (Sonia Marble, for example) are typically in stock at major distributors. But the more unique colors, like the ones in the Coretec Stone Iona or the Coretec Enhanced Tile collections, often have 2-4 week lead times from the factory.
In 2023, I ordered a specific color of Coretec wall tile for a lobby project. The distributor said "2-3 weeks." It took 5 weeks. The project had a hard deadline. We paid $400 in expedite fees to get partial boxes from another distributor. The total project cost increased by 8% because of the delay.
